Crack Seal

Cracks allow moisture and contaminants to penetrate to the base of your lot. These can erode the pavement, causing the cracks to widen and eventually become potholes. Once cracks have appeared they must be professionally sealed.

How do we Crack Seal?

We start by cleaning the cracks of all debris and vegetation. Commercial grade “Hot-Pour” rubber sealer is melted in specialized equipment, then applied to the cracks and squeegeed to form a tight bond with the asphalt surface. Once cooled it forms a strong but flexible seal against moisture.

Crack Sealing is sometimes also called Crack Filling. This process is often completed annually, as the weather in Colorado leads to frequent expanding and contracting of pavement surfaces. Sealing these cracks when they appear helps prevent more costly damages down the road, such as potholes or subsurface erosion.
